The house was recently refurbished to a high standard, retaining as many of it's period features as possible but also making it a very comfortable home with all modern conveniences. Located 2 minutes walk from the centre of Cessenon, it is only a stones throw to all the shops, bars, restaurants, bank, post office etc., but is far enough away to remain quiet and peaceful. The house was built from stone around the mid 19th Century as a Vignerons (Wine Growers) House and offers a total of 155m2 living space plus a 48m2 garage. Although not in use today, the house still has it's 'cave' at the back of the garage where wine would have originally been stored. There is also an original large Oak wine barrel at the rear of the garage, which is now unfortunately empty! The house is built on 4 levels and consists of a large garage with WC/entrance hall on the ground floor. Large lounge, kitchen/diner and shaded courtyard on the first floor. Three double bedrooms, the main bathroom with WC and also a seperate WC on the second floor. The main 35m2 master bedroom/summer lounge with en suite shower room and large private 20m2 south facing roof terrace which is not overlooked on the third floor .
Starting on the ground floor, you enter the house through it's original ornate double wooden doors into the entrance hall with it's wonderful original 19th Century patterned cement floor tiles and original Languedocienne staircase. Off the entrance hall is a door leading to the large garage with WC. The garage is big enough for 1 large car, 2 smaller cars or many more motorbikes. The washing machine and tumble dryer are also located in the garage.
Moving up to the first floor, the door directly in front of you leads through to the large living area and the door on the right to the kitchen/diner. The living area which is at the front of the house is very spacious, light and airy and has enough seating for 8 people. It retains its original exposed oak beams and working black marble fireplace. There are also views of the 12th century Cathar tower from the living room windows. Also in the living area there is a large 42" plasma screen TV with surround sound and satellite reception, telephone and the broadband WI-FI hub.
At the rear of the first floor is located the modern fitted kitchen/diner also with exposed oak beams. The kitchen has every modern convenience you would need, including a large stainless steel range cooker, dishwasher, microwave, fridge freezer and stereo system. The dining table is large enough to seat 10 people. There are two steps leading up to French doors which then lead out on to the courtyard. The courtyard is bright, yet shaded to protect you from the heat of the summer sun. There is further dining space in the courtyard and a barbeque.
Going up to the second floor, there are three double bedrooms and the main family sized bathroom. The bathroom consists of a beautiful free standing bath with floor mounted tap, large walk in shower, sink and WC. There is also another separate WC with hand basin on this floor. All three bedrooms have exposed beams, good built in storage and period floor tiles.
Onwards to the third and final floor is the large 35m2 master bedroom/summer lounge with exposed beams and en suite shower room. Directly off the bedroom/lounge you have the large 20m2 south facing private Roof Terrace which is not overlooked and has fantastic views over the hills behind Cessenon. Also in the master bedroom/summer lounge is another 26" plasma screen television with satellite reception, stereo system, additional telephone and seating. Walking out on to the terrace, there is a retractable parasol, seating and table for six people, another barbeque plus a hand made bench which can seat up to an additional six people. A fantastic spot to enjoy breakfast, sunbath during the day or admire the night sky with a glass of the excellent local wine!
